are you talking about trespassing into a building, on the curtilage of a building, or on open land.

was there any intent to commit a crime when trespassing?

sounds more like burglary than trespassing and yes, you can be arrested for either if the police and prosecutor believe the charge is appropriate.

person on the loan is irrelevant. did either person making entry live at the residence? was any person making entry the landlord of the resident?

Yes person on the loan wanted to go in. Unfortunately there is apparently a quit claim deed so it may not be so innocent.
being on a loan is not the same as a person of residence. or even owner of the property. being on the deed is what may matter. but even then there is a tenancy issue if this is a rental situtation.
