how to sell home with a 2nd mortgage

i'm looking for advice on how to sell our home that has a balance owing of $158,000 with a 2nd mortgage balance of $65,000. we are in our 50's and time has slipped by much too fast and has caught us in a hugh financial bind. we are having a hard time making ends meet with 2 large car payments to boot. the home's value is $210,000 and should sell with no problem, it's in an excellent new area. i've been looking for a forum such as this for quite a while because i just need some advice as to how to handle getting out from under the mortgages and go back to simple living again. we live in iowa. thank you.
