Mortgage Co. Lost Last Two Payments


state of virginia. chase manhattan has been my mortgage corporation for 5 years. they have lost my last two payments beginning in july 2001. both times my cheacks were mailed as normal with accompayning statement and envelop. both suspect checks cleared my bank on time or earlier. for the last year i also paid $100 more toward principal. after repeated calls to the customer service department, with numerous representatives, i have yet to receive a solution to their problem. i am continually told that the situation is being researched. i say there problem because after the first episode i was asked, and complied, to obtain a copy of my cleared check and fax it to them. of course, late fees and misapplied additional principal amounts have been exercised by chase. i managed to have these erroneous charges reversed but alas, my august payment too has gone astray. their response to me was again to obtain a copy of the cleared check... yada, yada, yada. this time i elected not to comply as i felt that they are the ones losing my payments - in house - and they should be able to find it without my help. several more weeks have passed and last night, 23 aug, i received a call from chase's own collection department wanting to know where my august payment is. this was the last straw. i wish to know wht i can do to make these people sit up and listen and fix my problem. it is only a matter of time before this situation finds its way into my otherwise stellar credit rating.

can you please help?

This is a common problem. Your best recourse is to begin
sending them the checks via certified mail - return receipt
requested. I know it's a pain with an added cost to you of
about $3.75 per mailing. However, with RRR, somebody in
their office is forced to sign for your check, which really makes it
all their problem if they lose it or post it late. Believe me, they will
begin to treat your letters with a lot more respect.
