HVAC Replacment ?

What is the name of your state (only U.S. law)? WA

I sign a contract to lease a space for 5 years, last years I renew a contract.
Now the prolem is HVAC system need to be replaced,The unit is 27 years old ,past its useful life and is no longer able to provide heat when outside temperature drop in the winter,
But on the contract lease say " All repair and /or replacement are the responsibility of the tenant"

I just come this place 6 years_ How about 26 years before use free ?
I can not replace the Unit if I went out after end the lease,
I can not take the unit go with me.
I can replacement something inside broken ,I can't replace the hold unit .
why the landlord want me to replace the hold unit ?
Any Lawyer here can help me ?

Why did you agree to make all repairs, etc. if you didn't want to do that?
