Adding name to deed on home via Quit ClaimWhat is the name of your state? Florida A couple questions but they all involved one transaction. I want to sign a Quit Claim Deed and put my daughters name alongside mine on the property. I want to do this so when I die she will not have to deal with transferring the house in her name as it will already be there thus giving her ownership automatically. How do I file a Quit Claim Deed? Do I even have to file it? Can she just keep it and then file it after I die or must it be filed prior to my death? Do I need an attorney for this? <u>Part 2</u> My name is the only name on the house; I am single; I have a mortgage also in my name. Can she take over payments on the mortgage after my death and leave the loan in my name or legally does she have to tell them I am dead when I do die? Once its paid off with her on the deed the title would go in her name, correct? Thanks in advance for your opinion(s). |

| Thank you for your quick response. Yes, I've been reading as much as I can here to get a feel about all these different real estate things. Sometimes I wish I never bought a house, they can be a royal P.I.T.A.! |
