Any other solution except going on a lawsuit?

I found out a lot of problems on the house that I want to buy after paying the 10% deposit and signing the contract and one month before the closing settlement. The house is located in Queens, New York. However , I want to back out the contract. Is there a solution except going on a lawsuit?

hold the contract to purchase up to your monitor and I'll read it then advise.

Scotch tape will work.

Talk to YOUR Realtor, there should be some protective clauses in the home inspection section of the contract.
