Appliance issueWhat is the name of your state? Illinois I entered into a contract to purchase a condo. It is a gut-rehab. There is a new kitchen with new stove, microwave, & dish washer. There was no fridge, washer, or dryer in the unit. When accepting the contract it states fridge, washer, & dryer will be included in the purchase. After scheduling an inspection a couple days later I noticed they dumped in 30 yr old moldy/rusty washer & dryer. What a joke. Is this legal? I've put $5000 earnest money down. What re-course do I have or does the seller have if contract is breached on this basis? |

| "Is this legal?" *** Unless the purchase agreement (or your previous inspection) had a different description or item, yes. "What re-course do I have" *** Purchase a different appliance after you close. "or does the seller have if contract is breached on this basis?" *** Not relevant since it is NOT a breach. Your post shows the agreement says "washer, & dryer will be included in the purchase." Your post doesn't say anything about the condition or age of the 'included' applicances.

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport! |

| Yes, per the contract, the Seller would be in total compliance. |

| Do you like the condo? Is this a place you want to live? If so, go to, say, a Sears Scratch and Dent outlet and spend the $650 and get a new washer and dryer. You never clarified that these would be new. If the contract called for new, then you have every right to hold them to that.

| Writer, did you have a real estate agent? If so, you should be complaining. |
