Bad realtor


What is the name of your state? Ontario Canada

Hi, i am selling a home for 360,000 $, originally i wanted to raise the price to 370,000/380,000 hoping, the buyer and i would come to an understanding at 360000. but my realtor convince me to put the price at 360,000, reassuring me that he could sell this house withoug lowering a penny. SOmeone offered 350,000 and we refused, we told our realtor that we would lower the price to 358,000 if he lowered his commision and he agreed. Couples days later he said they reoffered at 355,000 but before answering them, he told us he will have another offer the next day. So before reply to agree to sell at 355,000, we waited for that other person our realtor said would give us an offer. They came that day at noon, and came back at 6 to give us an offer at 360,000 dollars, so we signed papers that day. 3 days later we agreed that the buyers could come back and show her familly, that day, i had a bad feeling and the buyer said she had to do a lot a painting and other work on the house, even thought its only a 6 years old house. On the fifth day, a home inspector came and inspected our home, and that same evening, our realtor told us the buyer backed down because they didnt like the report or maybe they didnt like the neigborhood. We looked over at the inspection report, the front cover was missing, no name of the inspecter, no company, no signature and no grading, about 4 pages were missing from the report. Then looking deeper into this, i realize that the realtor of the buyer and our realtor worked at the same address, and they told me they didnt know each other, and it seems pretty obvious that they should know each other. And on the contract, there is a crucial mistake, where the address of the buyer was not written and there was no signature that the buyer had acknowledgement receipt of my signed copy of this accepted agreement of purchase and sale and i authorize the agent to forward a copy to my lawyer. My realtor also did not explain to me that in the contract, the buyer could back down at his discretion after seen the report. This seems like my realtor was playing some kind of game for me to lower my price or to make desperate to sell at any price. Is there any legal action i can take against him. I still two more months with him on my contract.
