Bad Septic, Termites

What is the name of your state? Ohio
Just over a year ago home was purchased.

It was listed as being city sewer. However, come to find after experiencing plumbing problems it is not. It is a bad septic that has to be drained every 1-2 months. To replace it will be costly.

Furthermore upon roofing the home 2-3 months later, part of an outside yet attached structure had to be knocked away - and another section outside yet attached all the wood removed and replaced due to termites. This having been a decider on the home, the inspector said there were no termites found. Naturally this is a major concern and will be costly.

Have tried 2 lawyers so far supposedly a free consultation but they weren't**************can't afford lawyers now.

Would the realtor help? What can be done - it was not a fair sale. Don't want to leave the house, DO want all damages/repairs paid for and reimbursed for septic draining.

**A: was the non-sewer hookup on the seller disclosure form? Did you or your agent call the city to confirm prior to closing? What do you mean by "it was listed as being city sewer" are you talking about an MLS listing, a fact sheet or ????

**A: so you got a home and a seperate termite inspection prior to closing?
What did the home inspector tell you?

**A: sorry to hear that. Next time before going in to their office, confirm the free consultation part via phone then again at their office before proceeding.
And you need to try more than 2 lawyers.

**A: how much are we talking for septic replacement and new outside structure whatever it is?

-----It was listed on the MLS listing - 2 seperate ones. When we closed the closing attorney even said "well we don't have to worry about sewer because it's listed as city sewer" I did not confirm with the city prior to closing, to my knowledge the agent did not either.

What did the home inspector tell you?

---- There was no home inspection. Not that it was a good idea. I wish I had. The bf said he saw all wrong and would be fixing it. This was a foreclosure, fixer upper.....disclosure said to knowledge nothing wrong, etc. etc. Hindsight slaps me in the face on not getting a home inspection. But there was a termite inspection.....and it said no termites. Another inspector came and said there was no way the termites just showed up since then.

-----Thank you. On the one i was confirmed at office but then a bill came anyway. I wrote a letter and received one back saying disregard bill. So at least that worked out. I haven't found any more who advertise free consultations.

------Just ignorance. Everyone (not experts...) said just call a lawyer so you don't get duped since you don't really know anything and this is 1st home. Didn't realize perhaps the realtor could take care of it by contacting the seller....can they? Wonder if it's too late.....

--------- I don't know but I imagine septic replacement would cost thousands. Not worried about replacing outside structure but would want them to pay for treatment(s) however many needed. And it would be nice if they paid for all the wood replacement and the sewer drainings, but I don't know what's possible or not.

This was a first time purchase and I made some poor decisions I think. The house was still a good deal I believe but I wish I could get this taken care of and under the bridge. I'm just clueless, and poor/no money left! I want this scratched off the "to do" list though, it can't happen soon enough that's for sure.

thank you for your reply.

Thanks, do you think we should ask the realtor for help? Or would she be at risk for trouble on anything and not want to help? I don't know.

**A: there is no harm in talking to both the Realtor and the principal broker.
In fact, please do and report back here.
