Bought a house with another party

I bought a brand new home with another individual almost a year ago. I've since moved out and so has he. I want to be rid of the home. He wants to get as much money as he can out of the selling on the house (slow selling with the economy in a slump). I am willing to take a loss to get out of this with him. The house has been on and off the market since June of 2001 by his discretion.

I've suggested him buying me out but I'm unsure of the liability I'd have as he will not refinance.

Any other suggestions?

File a partion suit to force the sale.
