I have had many problems with my neighbors.(as you may see in Neighbors forum). Decided to sell. Have heard the neighbor state that she is filing adverse possession on 16ft of land because she had a privacy fence up this far onto our property 3 yrs prior to me moving in. I bought house last year. I spoke with previous owner, he said he gave her permission to put up fence. He didn't know it was 16ft over. After my survey was done in March, we made her take it down. We put up new privacy fence in July one foot back from property line, she came outside trying to stop us saying we could not put up fence until she went to court for adverse possession. Ignored her.

I already put no on the disclosure for boundary dispute because I have not had any legal paperwork for her claim. She has had since March I would say to do something. Would anything come back on me after she blows off to new neighbors after they move in? Clearly she has no adverse possession claim for that small period of time and the previous owner gave her permission.

**A: get a signed and notarized affidavit from the neighbor confirming that the neighbor gave permission. That would quash her ap claim in an instant.
