Builder denying home inspector in walkthruMy husband and I are less than two weeks away from closing on a new construction home (our first home purchase). In the past seven months, we haven't had any problems with the builder (a company) until today -- when we told them we had hired a home inspector to inspect the home at the same time we will be doing our final pre-settlement walk-thru. The inspector was going to inspect the outside while we went over the inside with the construction foreman and vice versa, then put any of his "finds" on our pre-settlement punch list. The builder told us it's their policy that the home be inspected by an independent professional home inspector AFTER we've completed our pre-settlement walk-thru and already signed off on the house. The foreman told us that we, "could just fax the home inspector's list to them the next day". This seems wrong to me. Shouldn't our home inspector be allowed to inspect the home prior to us signing off on any final approvals? I mean, isn't that the whole point of the inspection -- for the inspector to notify us of any flaws prior to final approval? We live in Illinois. ![]() |

| You are correct and the builder is playing chicken sh*t. What, do they have anything to hide and are they scared a home inspector is going to find a nunch of defects. If the home inspection prior to closing clause was not agreed to in the purchase contract, then you have to wait until after closing. Or force the issue pr get the builder to agree in writing that the home inspection will be done after closing per their request and all items listed on the home inspection report will be completed within 30 days of receipt of the report.
