Business relationship b/w broker/buyer...QuestionsHey guys/gals, Couple questions.. My g/f signed a contract yesterday (Sat) called, "Business Relationship Between Broker and Buyer" with her newly found realtor. She showed us some homes and the next day (Sunday) my G/F and I found in the newspaper a new development of townhomes. We took a look and she is very close to buying this home. The contract states that if other Broker (that is building townhomes) does not pay her stipulated fee (3%) then the difference is paid by her (my g/f). Questions: 1) Will the agents that are selling these new homes pay a commission to my g/f's agent??? I didn't think they did that when building new homes-I'm probably wrong tho. 2) Is this a contract that my G/F can get out of w/in 72 hours after signing if she wants??? There is no clause in this contract that allows to to cancel. The real estate agent didn't mention to my g/f that she could cancel. I have no further questions if it is commonplace that the agent for the new homes will pay her agents fee. I am in PA and g/f is looking in PA as well... | Tell her not to sign a contract with them Unless she can live with having to pay her realtor herself . What is normal is when you have a realtor representing you when your buying a home and its your realtor not the sellers , your realtor makes their commission by splitting the sellers realtors commission . If that developer is making it a contract obligation that any commission due to a buyers realtor be paid for by the buyer . then they are trying to keep it all to self is what it looks like . The only contracts I know of that can be canceled atleast in my home state are ones signed in ones own home . Youll have to find out for your state if theres such a thing or what your home states laws are . |
