buyer recourse


What is the name of your state? Washington
We sold a mobile home that we had purchased for our daughter 9 months ago, we have never lived in the home, our daughter had to move for employment reasons so we no longer needed the home. We made several improvements to the property and have heard from the buyer from time to time about little things like a spring for the screen door, rust on the bathroom sink but now 9 months later he is saying there is a pest infestation in the heat ducting, we never had any problems, he had a pest inspection he was even present, everything called out on this inspection was done and we have receipts.He inspection top and bottom himself he viewed the property 4 or 5 times before closing, and now he has filed in small claims for us to pay for repairs, the infestation and yard waste removal. Its the first we've even heard of a problem. How long are we going to have to be responsible for repairs when does it end for a seller? Does he even have a case?

Was this mobile on leased land (in a park)?

Usually there is no obligation upon a seller to pay for repairs to the property after closing. What did you say or do after the buyer contacted you about the screen door and the rust?

You can contact the small claims division in the county the action was filed in for help on how to respond to this case.

Tell the judge what you have told us re: the inspections etc.

The mobile was in a park of only 13 homes, we purchased a spring for the screen but did not purchase the sink as we offered to contribute half the cost not acknowleding a problem but to be nice and make him happy, he didn't want that he wanted his plumber so we decided this would never end if we continued then in june he called to say thee was an infestation and that he knew what we had paid for the home and what he had paid for it and he wanted me to think about this and give him money back. We have gone to the court we only need to appear with witnesses, papers and receipts. The home is 33 years old we owned it for a year.

I haven't quite figured this out anyway, the mobile was in a small park of 13
when he contacted us about the screen door part we purchased it to make him happy with the rust we offered to split the cost of a sink not acknowledging a problem but to be nice and make him happy but he didn't want that he wanted his plumber so we decided to stop because if we didn't he'd never stop, then in June he called me at work to say I hadn't disclose the infestation I told him there wasn't a problem, he also said he knew what we had paid for it( the mobile)( we sold this home for 5-10,000 under market value and comp's in the area) and what he had and we should think about giving him back money I told him there was nothing to think about and do what he has to do and here we are, court.
