Buyer wants out!

What is the name of your state? What is the name of your state? WI

We have a buyer who seems to want out. After he had the home inspected he provided us with the list of defects. Some of them were on the inspection report but most of them were not. On the buyers list were all sorts of foundation issues which would cost thousands of dollars to fix. We have had two foundation specialist out to look at the foundation and both of them say it is fine. Can he back out of the offer on his unfounded foundation issues even if we have proof that he is wrong?

The buyer also states that the plumbing is not to code and is a health hazard and will need to be redone. There was no mention of this on the inspection report. Can he make undocumented claims like this.

**A: yes, if your contract allows such.

Most likely the Buyer is going to back out.....save all your documents and reports**************you'll need them in the future......if you don't plan to release any deposit/earnest money.

And hopefully, you have an attorney or agent assisting you.....

I would advise you to go ahead and cancel the contract, and have language on cancellation agreement stating the "unfounded repair request" with the attached supporting documents**************.do not agree to release any earnest/deposit money**************...you don't have to release it......only a judge can force the release......

Get your house back on the market and find a WILLING and able Buyer.
