buyers agent?


What is the name of your state?TN

If a realtor has shown you a couple of houses but you did not sign a contract with them to be your agent, are you required to pay a fee if you buy a "by owner" home that you went to on your own, even if you were with the agent when you saw the house?

Okay, I'll bite. How can you go "...on your own, even if you were with the agent when you saw the house...."

Anyway, if you didn't sign anything, why do you think you are obligated?

But please tell me what you are talking about....

I am the seller. A potential buyer was looking at another house with a realtor and saw mine on the way to the other house. He asked to stop at mine but I was not home at the time. Later the agent called me about showing it to him, but was not able to get in touch with him to set up a time. He later came by on his own without the realtor and looked at the house and wants to put an offer. My question is since he was with the agent when he saw my house and she did call me, am I obligated to give her a commission even though he has not signed anything with her and I have not either?

More than likely when the buyer writes up an offer, it will be with his agent and yes, the agent WILL ask for a commission. But you, knowing all of this, can negotiate a selling price that will be whatever the % of commission is above the actual net price you want for the home.
