Buyer's order for real estate

my mother and brother signed a buyer's order for a trailer ~ 4 years ago. my brother was unable to obtain financing so my elderly father (only) financed the trailer with the agreement that my brother would make the payments. my brother has always been delinquent and my father's perfect credit rating became tarnished in his twilight years.

my father died 4 months ago and the trailer (as well as the debt associated with it) has become part of his estate.

the mortgage company is now alleging that because my mother signed the buyer's order, she is legally bound to the contract.

Please advise the limitations/obligations associated with a buyer's order. is she liable for the debt due to the buyer's order?
