What rights and remedies do we as the buyers have to force the seller to close on the contract date and vacate the premises? If we chose to hold the seller in breach of contract and decided to sue for specific performance, how long does that take timewise and what is an approximate legal fees cost estimate?

First, answer two questions:
A. What does your written contract say about this situation?
and
2. What does your real estate agent say about this situation?
