buying a cabin with property

What is the name of your state? MI

Hi and thank you for responding to my question. My husband and I are trying to purchase a cabin and property. There is another person interested in buying it also. They put the first bid in. We also put a bid in and it was for the same amount as the first bidder. Can someone please explain to me can the seller pick whoever they want or is it first bid? The seller wants to sell it to us and she verbally told us she took our bid. Is that legal? Thank you!!!What is the name of your state?

The Seller can chose which ever bid she wants - it dosn't even need to be the highest bid or she can reject both bids. Yes, she can verbally accept your offer but, to be binding, the acceptance needs to be in writing.

Price alone may not be the deciding factor. They will look at which offer gives them the most cash, how soon to close, what extras the buyers want etc.
