Buying Co-op share from EX


Located in NY. I'm looking to buy out my ex-girlfriends share of our co-op. Purchase Date: 04/01/2004 Price: 197k (down payment: Me 40k; Her 20k). I had paid the mortgage payments and she paid maintenance until she moved out in 2007 in which I assumed both payments. I had offered to giver her the original 20k + 5k, however, she has refused and instead is asking for 1/2 of the value as well as me paying all the associated costs with getting her off the mortgage and title. I feel like she currently has the upper hand as I really love this place and need to get her off the title and mortgage so I can move on with my life. She had not come over in the past few years until recently, she rants that she has a right to come and go as she pleases and I feel like my privacy is being invaded as she no longer has any of her possessions in the house. Does she 1) have the right to intrude on my life since she ‘abandoned’ the place 2 years ago and 2) have rights to half the property’s value even though I have put in a larger share of the down payment and have been paying all the bills for the past 2 years? Please help. Thank you.

How are both your names listed on the shares (exactly - do not summarize)?
