Can you sell a house with only one deed owner?

Is there anyway to sell a home by one party, if there are two parties' names on the deed?

My home is up for sale, because my husband left. The mortgage is in his name and hasn't been paid for four months. I can't afford it which is why I'm selling. But, I am told over and over that I cannot sell the house without his signature. What happens if I cannot find him. My kids and I will get thrown out and without any profit from the house, I won't have any money to start over. When the house sold, I was planning on paying the back mortgage, just because I believe the bank deserves their money.

Isn't there ANY way a house can be sold in New YOrk state by one person on the deed if the other cannot be found? the lawyers here are so mean. I got one free consultation and had to pay $150 for another. The one that cost me money gave me the least information. He just simply said that no matter what, I cannot sell the house without the other party on the deed's signature. I will lose nearly $160,000 profit. I was originally depending on half that to start a new life for me and my boys. Now I have NOTHING.

There has to be a way to sell a house if one person on the deed is unreachable. I have NO clue where he is.

You might be able to take it to court whereas a judge might force a change of title.
