| California... My home is listed with an agent that isn't doing the job. 3 months with no offers, or any comments or suggestions. Paint the walls? Move the furniture? Get new carpet? The agent offers no advice. We've lowered the price, on our own, to spur a sale. We'd made the mistake of listing it for 6 months with this agent, can we de-list it and list it again with another agent without breaching a contract? |

| I have heard of de-flea but de-list? Well, you just have to tell the non-producing agent to de-part. |

| So the current agent will have no "first right of refusal" on the commission? I thought we were stuck with this agent until the contract date expired. |

| That is why you must send a termination letter to this real estate company. Because you are terminating for just cause and non-performance, there is no commission earned. Consider it a breach a contract. |
