state of illinois, maclean county--
my wife and i signed a real estate contract to buy a house on july 19, with a closing date of aug.1 2001. the seller has since tried to back out because the werent happy with the amount we decided on. now they are trying to back out. what are my options?? the second half of this is according to the agreement the selle was suppose to finish the basement to my specifications that were established on july 13. 2) seller was to change out all linoleum and replace with tile. 3) seller was suppose to sod back yard. today is the 29 and the have not yet done any work. if we go to closing on wed aug. 1 and none of it is done was are the legal rammifications that i can impose on the seller.

Exactly. If your realtor was doing his/her job you would not be posting. Decide upon an amount to be held in escrow until work is completed or to cover cost if someone else is hired to complete job. Do you have the repair specifications written into your contract? Hopefully so, it helps your case. Best of Luck.
