| Can a Contract For Deed without notarization between Seller (wife is not signing) and the Buyers (husband & wife) take the Contract to the County Recorder to be recorded as to give "notice to the world" that we now have an ownership interest in the particular piece of real property; in other words, can a Contract For Deed transfer the ownership (title)? |

| The contract is defective as all parties in interest must sign and their signatures properly notarized for recording purposes. |
