Contract for Deed Buyer moved out

What is the name of your state?What is the name of your state? Illinois
After 2 1/2 months of no payments the buyer has moved out of the home they were purchasing from me. What must I do now? We have filled a Memorandum of Contract for Recording when they entered the Contract for Deed. What must I have them sign and file to terminate this? How soon can I sell the property again?

**A: use the same attorney that you used when you did the contract.
Oh yeah, you didn't use one. You need a Cancellation instrument filed.
