Contract Sale

What is the name of your state? FLORDIA

I have a sign contract of sale from S & S homes whom I called one of the signs that said Buy homes for fast cash. One year ago I signed a contact with them and it bascially says to take over payments on my loans. First problem is I am still getting notices from the mortgage company to pay me mortgage each month. When they are late I get a late notice, and just recently someone that whom is living in the home, renting it, notified me that he is trying to buy my old home and cannot because I am still on the deed as the owner of the house. The contact I have is not notorized and does not have any witnesses, there is no bank paperwork involved at all. How does this house get out of my name, into the name of the purchaser, and clear my name from the mortgage company. Also, on the contract I signed I see that I signed on the buyer line not the seller line. Can you help assitant me in what or where do I go from here?

**A: you got scammed by a company that took your property, kept you with the mortgage liability and has an option on your property in an attempt to sell it and make some fast money.
Run (do not walk) to an attorney.
