Contracts between co-buyers

What is the name of your state? California

I just recently bought a property with a friend. She is living in one house. I am living in the other. I own 62% of the property, she owns 38%. We want to have a contract so that all the specifics are spelled out.

Is there a place on line where I can get one and just modify it to fit our needs?

Sure, you can do your own real estate work as long as you know the difference between fee simple and fee tail; between joint tenancy and tenancy in common; and you can spout off the Rule in Shelly's Case, the Statute of Frauds, and the Rule Against Perpetuities at a party after six beers.

If you can not do that, then hire a real estate lawyer.
