cottage split

What is the name of your state? What is the name of your state? I live in Pa. 5 men bought a cottage 17 yrs ago and now 3 of the 5 want to sell. We had a realtor give us a rough guess at the value of the property. My question is is it a majority rules for the sale or can 1 or 2 squash a deal that is much more than the other 2 parties offered to buy the other 3 shares? Also when the sale of the property was brought about several items were taken (lawn mowers weedwackers and other things) by one of the parties that did not want to sell. Is this a criminal matter or did he have a legal right to take the items without reimbursement Thank you for your time

On the real property: Hire a lawyer to do a partition (i.e., forced sale) lawsuit. The court will have the place appraised and it will be sold on the courthouse steps where anyone can buy it. If there is any dough leftover after all the expenses, all y'all will share it.

On the personal property: Go to small claims court and sue whoever you think took whatever.
