CT landlord right of entry


What is the name of your state (only U.S. law)? CT

My mother has a 3-family home in CT that she lived in till last year. She got sick and I have moved her to FL with me and put her house on the market. When I was in CT last year I gave her first floor tenant notice to leave their apt because it was absolutely filthy and we knew that it would need to be cleaned and repaired in order for the house to be saleable. The lease had expired and this woman was on a month-to-month tenancy.

Month has followed month with no rent and the lady is just now moving out. Her moving process has dragged on and on. She has moved into her new place so she is not staying in my mother's apt. anymore, but her stuff is. She has taken her time about getting the rest of her things out and keeps asking for more time.

My mother's real estate agent called yesterday to tell me that there are two parties who, after seeing the second and third floors, are very interested in the house but need to see the first floor. Of course, now I cannot reach this woman by phone.

My question is, there are two panes of glass missing from her back door (just part of how she has destroyed this apt.) ... can I give the real estate permission to enter by reaching in and unlocking the door? Can I give someone permission to get in and start cleaning up? I wouldn't authorize that her possessions be discarded, but the place is filthy and it needs to be cleaned up as much as possible before a prospective buyer sees it.

**A: yes you can do those things if it is determined that the tenant has abandoned the premises.
