Dad passed/time to sell property

What is the name of your state (only U.S. law)? California
My dad passed away in 2004 and willed his property and home to his seven kids through a trust. We all feel its time to sell. We procurred a real estate agent and she informed us of the value of the property and home. A few days later she called back saying the property was zoned "M3", and the value dropped some $100,000. She also stated that she was unable to do comparisons in the area. I don't get it.....can you explain??What is the name of your state (only U.S. law)?

call your city to learn what the exact definition of that zoning code is, IF it is zoned for business use but the house was non conforming use of the land , the house would be best sold as a commercial property.
