Dad won't sign !!!

Hey guys,new here so please bare with me! First off,i hope im postin this in the right place,and if im not please dont hesitate to let me know. Well here's my situation....i currently own a home here in Hawaii with my mom,dad and sister whom are on title only. Due to a change in jobs which will lead to a decrease in pay,and a child support, im sorry to say that i can no longer afford my home and am basically forced to sell or suffer the consiquences. After speaking with my mom (parents are seperated) and sister,they agreed that this is the best thing financially for me to do right now,so that i can preserve my credit for my future. Unfortunately my dad has other views on the matter. After explaining the situation to him, he somehow fails to realize the truth, and is now telling me that he is not willing to sign off of the title for various reasons. It seems that her refuses to do so unless he get's ALL the profit !!! Money in which i was counting on to catch up on bills ect. to adjust in the loss of pay.Now seeing the greed in all of that,and trying to understand why a father would do such a thing, i left with a MAJOR delima. I know that with him on title, i cannot sell the home unless he is willing to sign off ,even if three of the four title holders are willing to do so. Im hoping someone can give me some legal advise on what i might be able to do.Can ANYONE give me some clue on what might be the best way to deal with a situation ????

**A: either throw Dad in a live volcano or file an action for partition.

Throwing him in a live volcano sounds so,so tempting!! But just in case, can you or anyone tell me more about filing an action for partition
