Disclosure


What is the name of your state? MA

When we purchased our home we went through the usal inspection process. However when we moved in our security company was installing a new system and found a dead mouse caught in a trap in the drop ceiling in the cellar. We had an extermination co0mpany come out and what they found infuriated us. There were 13 deaed mice (all in traps) as well as numerous empty traps. There was so much mouse droppings that ceiling tiles could not safely be removed. We had to contract with a professional cleaning service to sterilize the ceiling tiles and remove all the carcases. The total cost was $4,000. On the disclosure form the owner indicated that ther were "NO" insect or rodent problems. I find this hard to believe seeing as how someone had to put the traps in the ceiling. We contacted the previous owners to try to settle the matter out of court but recieved no response
What are my chances of being reimbursed for this problem?

**A: how long did the owners live there and how old were the dead mice?

response


the owners were there for 6 years and according to the exterminator the mice were about 2-3 weeks old

**A: you have a good claim but it may cost you $5000 in legal fees.

I was thinking about small claims to Avoid the legal fee. But arwe the answers given by the seller on the disclosure form legally binding? What is our best attack to get our money back
