I live in Missouri. Five days prior to closing, our contractor- hired to do a few things to meet FHA requests, said that his roofer could not certify the roof, as FHA wanted, as there were far more serious problems with it than he thought. We asked our agent to get truthful disclosure about roof from seller twice, and then asked to extend closing for a week. Seller refused. Our agent, without our consent, sent FHA roof certification (by a contractor we don't know)to mortgage company, who said OK.
We felt forced to close. Seller says on disclosure that roof is 20 years old and he repaired a leak in 1983. Reputable roofers say roof is uncertifiable for two years, and materials are not twenty years old. Neighbor says seller put roof on himself about ten years ago. Is there any thing we can do? Thanks.

Fire the agent and continue with your procedures.

disclosure


Fire the agent? We already closed. What about the roof and untruthful disclosure? We do intend to file a complaint about the agent with the licensing board. Thank you for your help.

Ok, what does the FHA appraisal state with respect to the condition of the roof?
