Dishonest realtor

What is the name of your state? We are in the process of purchasing a home in Washington State. We are, however, having a lot of difficulty dealing with the seller's realtor.

Our offer was accepted. The seller's realtor asked that our initial home inspection be completed within 5 days, instead of the 10 we had asked for (we agreed). The inspection was done but we later found a discrepancy between the realtor's stated square footage and that on the tax records. When we asked to return to the home to measure (still within the 5 day inspection period), the seller and the realtor refused. Due to the discrepancy in sq. footage and our inability to verify the square footage, our realtor asked that the purchase price be dropped, based on a comparative market analysis of similarly sized homes. We also asked that we be allowed back in the home to further inspect the after market gas fireplace.

The seller's realtor insists that our realtor only contact her by e-mail or fax. No phone calls. So, we faxed all of the paperwork on Wednesday and again on Friday and have yet to hear a word from the seller's realtor. It was a holiday weekend, but our 5 day inspection period still fell within that time (by her request).

What kind of options do we have? Is there some sort of recourse for not allowing us access to the property during the stated inspection period? Is there something we can do if the realtor is unwilling to renegotiate the price even though she over stated the sq. footage by 200 sq ft?

This is our first home purchase and I’m about ready give up and live in apartments forever!!! AGH!

**A: read your contract and talk to your Realtor. If there is not a clause regarding access for Buyer related inspections, then shoot your Realtor.
