dissolving a trust..

What is the name of your state? South carolina. I reside in a home and pay the property taxes, since 1999. my aunt holds ownership of the home via a trust,for me. On the warranty deed, It states (jane Q. Doe .held in trust for Johnathan Doe.) she has all the rights to manage the home or sell,lease,(use for collateral?) for the benefit of her ward. (me?) she has expressed an interest in turning the home over to me, Via a [quit claim deed] would there be a process to transfer the home to me besides A [quit claim?]my current concern would be that she may have liens against the home, can liens be attached to a home held in trust? if so can this debt preclude jane Q. Doe from selling me the home for $1.00. She is legally disabled (cancer,) she will not sell the home, per my request, and give me the proceeds of the sale, over concerns of income, affecting the SSI checks. I would greatly appreciate input from knowledgeable persons. thanks..
