Do I need an attorney to buy/sell?

What is the name of your state? CA
I've only had an attoney twice before - buying and selling in NJ where it is required. Now, I am selling in CA, and looking to buy in CA/NV. Aside from the obvious - considering the complexity of the transaction, (may be a contingency sale), what are the factors I should consider in deciding whether to hire an attorney for the transaction(s)? My realtors are telling me not to bother...
