Do I need a Real Estate Lawyer?

now the house isn't sold yet but when I do sell it should the Real Estate Mortgage be all right or should I have a Real Estate Laywer make sure all the is wrote up and read before signing.

Iv'e heard the buyers can come back and complain or sue if everything isn't what it is suppose to be?
