My father predeseased my step mother. My step mother recently passsed away. Her will assigned one of her nephews and myself as nominated co-personal representatives of her estate.
The will stipulates the nephew's authority is restricted to those assets passing to members of his family and my authority restricted to to assets passing to members of my family.
In the Agreement of trust, Schedule "A" lists "Non-Trust assets currently in joint names to go to Grantor's stepchildren: a. personal residence located at ****************************.".
The Lawyers Title Insurance Corporation Quit Claim Deed lists Quit Claims to (....step mother's name and my name) as joint tenats with full rights of survivorship.

I'm trying to sell the house. What do I have to do if anything to be able to own and sell this house?
