Does builder have to follow final community plans?


What is the name of your state? FLorida

I have a problem with my builder. I purchased a home in a beautiful community which has 100 homes. Currently only half the complex has been completed and the builder is still in control of the HOA. Several of the concerned homeowners have gone to the county to pull the plans for our community because we feel the builder is not following through with what we were shown when we purchased the homes. On the final plans, the comminuty is supposed to have a guard house - pavers at all intersections and things of that nature. These specific items were not amended on the plans filed with the county as several other things were deleted such as a community pool . When I asked the management company about the guard house she claimed it was an "artist rendering". I have detailed plans from the county with the guard house specifications and the same for the pavers. Pretty detailed for an artist rendering..... How can I make sure the builder completes these items? Does a county inspector have to come out to make sure the builder is following the community plans or am I SOL??? They have planted mature trees where the guard house is supposed to be so I am assuming they have no intention of building the structure. What can I do??? Do plans filed with the county mean nothing?:What is the name of your state?

By getting an attorney and seeing if he/she agrees that the amenities are in fact just 'artist renderings'.

No. Community plans are NOT submitted for specific approval. They are used for zoning, etc.

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

ok so if there are detailed plans with these items and they are not artist renderings do I have legal grounds or should I say do all the homeowners have legal grounds to force the builder to complete? or can they just ignore the plans since they are just for zoning purposes.

If you have something to PROVE to the court that you made your purchase decision largely on the 'missing' items... and/or that your home value has been damaged, then go talk to an attorney who can advise you on damages and possible claim.
