What is the name of your state (only U.S. law)? Minnesota
Our contract for deed has been cancelled. Does the owner, who has the deed now have to serve eviction papers or his the cancellation enough to get us out of the house/

If the cancelation did not come with UD then expect UD filing next. It would be to your advantage to leave before a UD is filed though. Unpaid rent and broken CD matters all used to be heard as UD matters in this state, Not sure if it has been changed or not. If a UD is filed expect it later on to hurt your ability to rent a unit since most LLs I know of dont care one way or another as to why a UD had to be filed they routinely use the fact of a filing alone as reason to refuse to rent to applicants since they figure its likely to happen again. Best bet is to get out before the UD process is started.

**A: if the contract was recorded, in most cases there needs to be a court order to terminate and such order would most likely include an order to vacate the premises.
