Exclusion list


What is the name of your state?What is the name of your state? New Jersey

We placed our home for sale by owner and created an exclusion list just in case and then signed with a realtor a few weeks later. We gave our realtor the exclusion list and on our contract with the realtor she hand wrote "exclusions on file for 30 days". My question is if someone from our exclusion list makes us an offer where do we have to be in the process (contract signed, attorney review completed, or what) by the 30 day mark?

Just an offer in hand. My advice, use the Realtor anyway. It's not just for the marketing where their expertise comes into play for you. Check out some "FSBO gone wrong" posts on these boards and ask yourself if you want to go through what some other people have gone through just to "save a few bucks" when in reality it could cost you more than you save.

We would love to go through the realtor for the reasons you stated but unfortunately we reduced the price significantly and cannot afford to sell it at that price and with commission also. We reduced it $35,000!(!) in hopes of a quick sale. It seems it may have worked but the date is drawing near and it may be a last minute contract.

Anyway, I have not asked the realtor since this new development just came to light. But my point would be why should they call the shots? I am in hope of having a fully executed contract but not through attorney review and I do not think the realtor should say sorry but it wasn't through attorney review so you owe us commission.

Thoughts?
