Exclusive Contract with a Real Estate Agent


What is the name of your state? NJ
I signed a contract to sell my home with Foxtons four business days ago. Is there any way to get out of it?

Most real estate firms will let you can take the home off the market for the remainder of the contract and ask them to not market or show the property IF you have decided to not sell at all. They have the right to register the names of anyone they have shown the property to, and it that party buys within X months from contract expiration, you would still owe a commission. If you decide NOT to sell at all, however, you and they can stop all marketing and let the contract expire and you can stay there. Unless they are failing to provide contracted services, you may not withdraw and list or sell with another.

You may not pull the contract so you can sell to Aunt Betty's daughter's friend and not pay commission.

**A: that's interesting. I did not know that Aunt Betty's daughter's friend was in the market for a new home in NJ.
