Extensive damage/poor repair done


What is the name of your state? Ohio

I really need some advice on my home purchase. I had my recent home inspected prior to the purchase agreement. There was some rot found around the trim of a door. We requested to have the sellers repair that. After the first rain, we noticed that the carpet was damp and rust colored in that area. After further inspection, we have found that the sub-floor is rotted from all the water the comes in through that door. This was obviously a known covered defect to me. I would take years for the floor to become that extensively rotted. And they would obviously have to clean the carpet after a rain. This home is only 8yrs old and cost over $300k. I contacted the sellers agent and ask him to let the sellers know of the defect. They have moved out of state and requested him not to forward their contact information to us. The sellers agent stated that when we agreed to the sellers "fixing" the rot around the door found on inspection, we essentially signed an "as is" agreement. By the way, the door trim rot was fixed with wood filler and is bubbling up! Where do I turn from here and do I have a leg to stand on?

**A: the Seller's agent is full of crap unless your contract specifically states the as-is with respect to the repair issue. What is your Realtor doing to help you?

The repairs to the door trim were stated as done in the contract. Of course it was a quick cover-up with wood filler. I am not getting a lot of help from my agent. I asked her if they had a attorney for their broker that I might get some advise from. She said that she would have him get in touch with me. It's been four days now and I still haven't heard anything.
