Question

fha requirements


What is the name of your state? Missouri
My street has a sewer line that was installed three years ago. I have never hooked up to it. Now my house is under contract and the buyers have an fha loan. My realtor says fha is going to require them to hookup. The buyers want to do this and some other repairs before closing. I don't like the idea of having these things done when the house is in my possession. Do I have to let the buyers do this? Will I be in breach of contract if I don't let them since they could get the loan if the repairs are made?

**A: read your contract. Did you agree to the Buyer's financing by way of an FHA loan? If so, if you do not do the repairs per the FHA VOR list, the Buyer will be unable to obtain the FHA financing.

One of the papers I signed does have government financing checkmarked. I would just like to know if I'll be breaching the contract if I don't let them do the repairs while I still legally own the house. At this point I'm so dissatisfied with my realtor that I just want to stay in the house I own.

**A: then talk to a real estate attorney as only an attorney that reads your entire contract would be in a position to advise you accordingly.
