Is this a fixture


We are looking to buy a house in NJ and when we walked through the house, the basement had speakers built into the wall and ceiling tiles. We received a call from the seller's agent asking if we wanted to buy the speakers. This was a big selling point for us and we are disappointed that the sellers plan on taking them. Aren't they fixture's. What is the best way to go about this?

If they are built INTO the house such that to remove them would cause damage, they are fixtures.

Tell the agent if they don't stay you want compensation for the repairs necessary.

Thanks! We did tell our lawyer that we wanted the speakers or compensation so our lawyer wrote a letter to them saying that they are fixtures and must stay or provide compensation and their reply was that they would take the speakers and patch the walls and replace the ceiling tiles so as not to have ruined the property. Can they do that?

Of course they can. But you can also tell them that the sale will be contingent upon a final inspection to insure the work is up to code AND standards.
