Listing contract termination..please help me!!


What is the name of your state? PA

Hi. I was wondering if someone could help me out. I have listed my home and now I would like to terminate my contract with my sellers agent. There have been no offers, and for other personal reasons, i need to look to other avenues at this time.

Here is the contract I signed alongside the exclusive listing agreement.

(The one contract is basically a list of things the realtor is guaranteed to do....however, she did NOT do MANY them, therefore she is in breach of contract, and as in the clause, thereby allowing me to cancel my listing agreement...)
"Should XXX XXX (Realtors Company) not perform the services stated above, you are entitled to terminate the exclusive listing agreement. Please keep in mind that various state and local regulations and practices may restrict some services. Written termination notice must state reason(s) for termination and must be presented by you, in person, to the Office Manager. You also agree to provide XXX XXX with an opportunity to correct the situation within a 24-hour period following the delivery of the termination notice. If our listing agreement with you is terminated, the termination provisions of the listing agreement shall apply."

Can I get out of this? I contacted the office manager, but she is claiming that I can only request another agent.

I think that this is wrong, and I would like to know everyones opinion before proceeding.
