Question

home inspection/termites


i live in maryland.i sold my home contingent on a home inspection on the home i am buying.the home inspector and termite inspector were at the home the same day.the termite inspector saw evidence of termites in the garage wall but could not say how much damage had been done,if any.i want to get out of the contract but the realtor says the termite inspection is not part of the home inspection.i don't agree.please help.thanks.

Usually in the contract it says contingency and option period for both inspections, but it sounds like yours may not be written like that so re-read that first. Secondly, if there is damage to the house, you need to get an estimate of treatment and repair to see if you meet the damage amount that may be stated in your contract as well. Sounds like your realtor is trying to go the easy way by not dealing with it. Damage is damage, it may just depend on the dollar amount. Best of luck.
