Home in spection


What is the name of your state (only U.S. law)? Pa

Hi, I had a contract on my home. had a home inspection done by buyer. inspector said septic failed. baffle was broken we fixed every thing on inspection report. Buyer wanted another inspection so we the seller paid for another inspection by the inspector they (buyer and their realtor) chosed. he said we needed a sand mount whick he thou out prices at us to get a sand mount in stalled. so we waited for a reply from buyer what they wanted done. contract on house run out in mean time. buyer ask us to to wait another week until they get prices on a sand mount so we did and then they turn around that week later and walked away with no counter offer. township was involved the whole time. he said he seen no problems with septic and signed off the permit once buffel was fixed. so we offer them we would put 10,000 in escrow at closing if they didn't fix septic in one year they return are money (Because we really don't see a problem with septic). or 8,000 taken off price of house they refused that offer. in mean time i had every thing pack ready to go rented storage and had a place to live with friend until we found a new place. we lived out of boxes for a week. we had a date to settle two day after the inspection and still did not hear from them for 7 days later asking us to wait for a counter offer the following week. it took 7 days every time they would counter offer on any thing even with the price on house.
so now we relisted house with a new realtor. and starting over with winter coming. i really feel like things were not handled right thou my realtor and theirs. I would like to know if this was handled the way it should of been. thank you What is the name of your state (only U.S. law)? pa

Sorry i didn't submit my question right .

Why do you say it wasn't handled the right way? what was done wrong thou this whole ordeal.

All of these offers and counteroffers and replies to inspection reports have time limits set on them (assuming that you are using the PAR sales agreement and forms.) What was Realtor doing while all this was going on?

Are realtor was just sitting back and saing all we can do is wait for a reply from buyer. I just wish some one would came out and explain to me the way things should of be handled.

**A: set up a meeting with YOUR principal broker and have him/her explain things to you.
