How do I get my ex out?

What is the name of your state? CA
I purchased a home with my then boyfriend 5 years ago. He put down $7000. I put down $2000. We have not been living as a couple for over a year. Both of our names are on a loan we got for windows last year, the phone bill, and the cable bill is in his name only. My name alone is on the title and home loan. He refuses to leave unless I sell the home and split the equity with him. I don't want to sell. My child goes to school here . I offered him $15,000 to leave, but he refused. What are my legal obligations to him and how do I get him out?

Just curious if you have anything in writing from him regarding the $7000 he put down?
Why is his name not on the title or the loan?
Sounds to me like he might be a "tenant". Does he pay "rent" to you monthly to live there?
