I believe our realtor is acting in a conflict of interest. She also refuses to change misspelled words on our HAR listing. We insisted on an open house and she didn't advertise for it, so no one showed up. She made a lot of promises in writing and has done none of them. 1) Contact the primary broker and air your complaints
2) Read your listing agreement for a cancellation clause
3) Contact your local board of realtors to see if you have any other options. Although it is never spelled out in the listing agreement, my local board requires a realtor to release a seller from a listing agreement.
4) Refuse to schedule any more showings until the deficiencies are corrected.
